Seasonal Periods:
- High Seasons: 01 July – August 31, (Easter weeks)
- peak Seasons: 20 December – 06 January, Chinese New Year
- Low Season : rest of the months

Booking procedures:
- A deposit of 50% from the rental value is required due to secure the booking.
- Deposit must be received by the villa within five working days after the relevant invoice has been sent.
- The payment should be in US Dollars
- Full payment is required 45 days prior to arrival (or 60 days for Christmas/New Year bookings).
- The reservation to be confirmed when the deposit is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon check-in is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation is cancelled 61 days or more prior to arrival date ( or 91 days for Christmas/New Year bookings).
- In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited or non refundable.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.

Minimum stay requirements:
Low season : 3 nights
high season: 5 nights
Peak season: 7 nights

Villa Capacity:
The Villa are ideally to be occupied only two (2) persons in each bedroom. And if any additional guests should be inform in advance otherwise the booking might not be accepted without confirmation.

Children policy
The management only allow maximum two children under 12 years old share with parent bed room base on existing bed only. Breakfast for child at US$ 5 net/child/breakfast, extra bed inclusive breakfast at US$ 30 net/night
